Benefits of Buying

Once you have found “the one,” we guide you through strategies to negotiate the cost of the property. When all parties involved agree to the terms, your new home will be under contract!

While under contract, we work with your attorney to continue negotiations on your behalf. We schedule the home inspection used for our review process of the property. Any concerns from the inspection are addressed as you decide whether to move forward with the property.  We stay in communication with all parties during the attorney review period. We make sure your lender and underwriter have all the documentation required to write your loan.  Once we have the mortgage commitment, we set your closing date with the title company. A final walkthrough takes place to confirm that the property is acceptable. Lastly, we meet on closing day to finalize the transaction and obtain keys to your new home!

Get started today by knowing what you can afford. A pre-approval will help you understand what you can afford. For Chicago, this will help us narrow down which neighborhoods you can afford to live in.

We understand saving for a real estate investment can be intimidating. But think of it this way: your home can act as a savings account by allowing you to accumulate wealth by using a portion of your payment towards your mortgage principal. Over time your home will also appreciate in value increasing your equity.

Purchasing a property gives you many freedoms that renting restricts. Oftentimes, when you rent your landlord, will not permit or complete any upgrades or changes to the property. With home ownership, you’re free to make updates and express your individuality.
